When Bradford City AFC were initially approached by Telecom Infrastructure Partners, the club had just received a notice to renew their lease from the Mobile Network Operator offering a significant reduction from their current rent.

The club decided to move forward with a lump sum offer as opposed to the rent being offered by the Operator at renewal. Davide Longo, Chief Commercial Officer at the club, states: “We felt we weren’t skilled in the telecom industry and that this was a better option for the football club. Steve was very knowledgeable and helped us with a number of complicated aspects in relation with the lease. He also liaised with all parties to ensure the transaction went as smoothly as possible.”

The rent offered wouldn’t go very far in assisting with the day-to-day running of a large football club, however Davide explains that the club will use the lump sum to “improve the hospitality offering by the club by upgrading the suites” enabling the club to potentially attract increased commercial revenue.

Having had a code renewal for our telecoms site we felt frustrated by dealing with the operators and our drastic rent reduction. The club’s telecoms lease expired in 2016 but has been rolling over since then. The club had been making use of the steady income generated from the mast but were aware after seeking professional advice that they would be receiving a lower rent once the operator approached them for a renewal.
The club received some help from the RFU to level and relay their first team pitch but the cost of watering it during the summer months was becoming astronomical, and so they looked at the possibility of a borehole project. After being approached by Abbi in November 2022, the club decided to put the funds from the sale of the telecoms lease towards this project.

Steve initially approached the club via the cricket club’s website. Historically the club had five masts on site but due to network consolidation this had reduced to two.
Andrew Watson, the General Manager of the club said, “Our leases were due for renewal and there was much discussion internally about code and the implications of it to the club, it seemed like less risk to the club to realise the value of the leases upfront”.
The club decided to move forward with an upfront deal with TIP following receipt of best and final offers from all interested parties. On completion the club decided to put the funds received towards an “investment in a new Astro pitch” to improve facilities for the Club members and potentially increase revenue.
